About Our Projects & RERA Registration
One Wolf Ventures Pvt. Ltd. operates under the brand “One Wolf” and complies with the Real Estate (Regulation and Development) Act, 2016 (“RERA”). By accessing or using this Website, you agree to be bound by these Terms & Conditions and applicable RERA provisions.
Our primary project is Eden 144 in Bengaluru:

All other projects shall be registered under applicable state RERA before marketing or accepting bookings. Projects marked as “pipeline,” “coming soon,” “in design,” or “concept” are not currently offered for sale or booking and will be marketed only after obtaining all regulatory approvals and completing RERA registration.
Renders, Site Plans & Specifications
All renders, 3D visualizations, site plans, floor plans, and architectural drawings are artistic impressions for illustration purposes only, not to scale, and subject to change without notice. Actual construction, finishes, layouts, and amenities may vary materially from website representations. Prospective buyers must visit the site and review certified architectural plans and Project Information Document (PID) before making purchase decisions.
No Guarantees
The Company makes no guarantee regarding:
- Project completion timelines — subject to regulatory approvals, force majeure, and unforeseen site conditions; delays do not constitute breach unless Company is grossly negligent
- Amenities availability — subject to regulatory approval and may be substituted
- Investment returns — real estate carries risk including possible capital loss; projected returns are not guaranteed

Unauthorized Representations & No Oral Agreements
The Company is not liable for any false, misleading, or exaggerated claims made by unauthorized brokers, agents, or third parties. All official information comes only from this website, authorized email addresses, and authorized sales offices and registered brokers.
All binding terms must be documented in a registered Sale Agreement. No oral promises, WhatsApp agreements, side letters, or unofficial assurances are valid or binding. Prospective buyers must verify all material representations (price, timeline, specifications, amenities) directly with the Company through official channels before commitment and must obtain independent legal review of the Sale Agreement before signing.
Booking & Payments
Any booking made through the Website shall be subject to execution of a formal Agreement for Sale in accordance with applicable laws. Payments made online shall be governed by applicable banking and payment gateway rules. The Company shall issue receipts and maintain records as mandated under RERA.
SEBI Compliance
This website does not offer, and the Company does not solicit investment in, any security, collective investment scheme, or pooled investment under SEBI regulations. Properties are sold as direct real estate ownership only under the Transfer of Property Act, 1882. Each purchase is an individual standalone transaction governed by a separate Sale Agreement. There is no pooled or collective investment structure.
Liability
The Company’s liability is limited to the purchase price paid. Nothing herein excludes or limits liability for death, personal injury, fraud, gross negligence, defects in title, or violations of RERA. The Company is not liable for indirect, consequential, or loss-of-profit damages, market depreciation, investment losses, delays beyond its reasonable control, or unauthorized third-party representations.
Force Majeure
The Company reserves the right to modify project specifications, timelines, and amenities if required by regulatory directives, municipal/environmental orders, unforeseen site conditions, or force majeure events (natural disasters, pandemics, war, etc.). Registered buyers shall be informed of material changes in accordance with applicable laws. Such modifications shall not constitute breach by the Company.
Dispute Resolution
All disputes arising from this website, website use, or property transactions shall be subject to the exclusive jurisdiction of courts situated at Bengaluru, Karnataka.
Privacy & Data Protection
Personal information collected through this website shall be processed in compliance with the Information Technology Act, 2000 and other applicable laws. The Company does not share buyer information with unauthorized third parties without consent, except as required by RERA or law enforcement.
